Introduction
The information will help ensure that you enjoy your stay at Holly Lodge, regardless of whether your life is affected in some way by a medical condition, disability or impairment, or whether you are simply getting a little older!
We have tried not to give personal opinions, aimed to accurately describe the facilities and the services that we offer our guests.
Accommodation and Services
- Holly Lodge provides limited accommodation in terms of one bedroom in our family home. We offer the room for use as a double bedded room or a twin bedded room, or it can be used for single occupancy.
- The bedroom is on the first floor and includes an en-suite shower and toilet. It is reached by a flight of stairs (13 steps) with one handrail. So, if you are an unaided wheelchair user, Holly Lodge will probably not be suitable for your needs. There is also no ‘step-free’ access.
- A full cooked breakfast is provided, but other meals are not, other than Lyn’s delicious cakes with tea or coffee on your arrival.
- Breakfast is served on the ground floor in either the dining room or ‘al fresco’ on the patio during the summer months.

Should you require a taxi to Holly Lodge from Downham Market railway station (20 minute drive), Norwich airport or railway station (40 min drive), we use a reliable local company on a regular basis and we would be delighted to book this on your behalf.
On Arrival
- We are road sided, although set back from the road.
- The front entrance to Holly Lodge is by way of one step at the gate and a gentle slope to the front door and one step into the house.
- The entrance and pathway is illuminated at night.
- We have secure, gated car parking at the rear of the house, featuring motion sensitive, security night lighting.
- Resident’s car parking is reached by the slightly sloped, gravelled driveway to the side of the house.
- The car parking area is level, gravelled, flat and even.
- We can offer lockable storage for two bicycles or a single motorbike.
- We are more than happy to help with your luggage, and will collect it from your car and deliver it to your room if required.
- We are a five minute level stroll to the centre of our historic Norfolk market town.
Public Areas
- The entrance hallway floor is tiled with a large, non-slip rug.
- Registration and payment formalities can be completed in the hallway or in the bedroom.
- We have a downstairs toilet and washbasin which is easily accessible for both dinning areas.
- In the event of a power cut or the fire alarm sounding, emergency lighting will be activated at the top and bottom of the staircase.
- Fire extinguishers are also provided at the top and bottom of the staircase.
- The garden patio is reached through the library, with one step up on to the terrace.
- African stone has been used on the patio, therefore the surface is rustic and uneven.
- Breakfast is served downstairs in our rather ‘eclectic’, light and bright dining room or on the patio during the summer months.
- The floor is wooden, with a large non-slip rug in the dining room.
- The dining table on the patio has a large parasol.
- There is ample seating for two guests and chairs (with or without arms) are provided in both dining areas.
- Subtle background music can be played.
- In the dining room there is a TV with subtitles.
- The room is well lit with the table candles lit on gloomy mornings!
The En-Suite Guest Room
- The bedroom is extremely spacious, easy to use, modern by design and yet retains it’s charming Georgian heritage.
- The super king-size Hypnos zip and link bed is dressed in Egyptian cotton with hypo-allergenic duvets and pillows.
- If you have difficulty hearing or may need assistance in the event of the fire alarm sounding, please let us know before you retire to bed.
- We have provided a top quality range of bedroom accessories including a mini fridge and a bedroom safe for your valuables.
- In the en-suite there is a power shower with the choice of two drench head showers, a vanity sink unit and a low level toilet.
- The floor is tiled with underfloor heating (controllable from the bedroom) and a non-slip shower-mat is provided.
- A grab rail can be fitted in the shower cubicle. A (lidded) toilet seat riser and a shower stool are available on request.
Additional Information
- There are three external exits; one through the front door and two on to the patio. Please familiarise yourselves with their location.
- In the unlikely event of a bedroom evacuation being necessary, the bedroom window opens to allow this.
- Trained and registered assistance dogs are welcome. However you will be responsible for all of your dogs’ needs and requirements. Otherwise, there is a no pets policy in effect.
- The nearest doctor’s surgery is close by at The Campinglands Surgery which is a short, level 5 minute walk.
- The nearest A&E hospital is situated in Kings Lynn, approximately 30 minutes away by car.
- We operate a strictly no smoking house policy, including the use of e-cigarettes; the bedroom is fitted with an extremely sensitive smoke detector fire alarm. For those of you that may wish to smoke, a table and chairs with an ashtray are provided on the patio.
